1. Who We Are

Rocks Investments is a licensed real estate brokerage firm registered under CRECI-SC 8761-J, operating in Santa Catarina, Brazil. We provide property listing services, investment consultancy, and assistance with the Brazilian Golden Visa programme (Visto de Investimento). Our services are directed at adult individuals (18+) seeking to purchase or invest in real property in Brazil.

2. Services Provided

Through the Site and our team, we provide:

• Curated property listings in Florianópolis, Balneário Camboriú, Itapema, and surrounding areas
• Investment consultancy and market information (general guidance — not regulated financial advice)
• Assistance navigating the Brazilian Golden Visa (Visto de Investimento) process
• Introductions to local lawyers, tax advisors, and financial professionals (third parties not affiliated with us)
• Multilingual support for international buyers

Our brokerage services are subject to Brazilian Law 6.530/1978 (Regulamentação da Profissão de Corretor de Imóveis) and regulated by COFECI (Conselho Federal de Corretores de Imóveis).

3. Not Investment or Financial Advice

Property investments carry risk. Values can decrease as well as increase. Rental yields shown are historical and are not guaranteed to continue. Currency fluctuations may affect the value of your investment when converted to your home currency. 4. Property Listings

Property listings on the Site are provided for informational purposes only. We make reasonable efforts to ensure listings are accurate and up to date, but we make no warranties regarding:

• Availability — properties may be sold or withdrawn without notice
• Pricing — prices are subject to change and may exclude taxes, fees, and legal costs
• Specifications — floor plans, areas, and finish specifications may vary from completed units
• Planning — development timelines for off-plan properties are estimated and not guaranteed

Listings do not constitute a solicitation or offer to purchase. Only a signed purchase agreement (Contrato de Compra e Venda) constitutes a legally binding commitment.

5. Your Obligations

When using the Site or our services, you agree to:

• Provide accurate and truthful information in any enquiry or form submission
• Use the Site only for lawful purposes and in accordance with these Terms
• Not attempt to scrape, copy, or reproduce our listings data without written permission
• Not use the Site in any way that could damage or disrupt it or our underlying infrastructure
• Be at least 18 years of age

6. Intellectual Property

All content on the Site — including text, photography, videos, logos, market data, and AI-generated editorial content — is owned by or licensed to Rocks Investments and is protected by Brazilian and international intellectual property law.

You may view and print content for personal, non-commercial use only. You may not reproduce, distribute, or create derivative works without our prior written consent. Property photography is subject to separate copyright held by the respective photographers or developers and may not be reproduced under any circumstances without their permission.

7. Third-Party Links and Services

The Site may link to or integrate with third-party services (WhatsApp, Telegram, WeChat, Google Maps). These services operate under their own terms and privacy policies, which we do not control. Clicking a WhatsApp link initiates a conversation on WhatsApp’s platform and is subject to Meta’s terms of service. We are not responsible for the content or practices of any third-party service.

8. Limitation of Liability

To the maximum extent permitted by applicable law, Rocks Investments and its directors, employees, and agents shall not be liable for:

• Any indirect, incidental, special, or consequential loss arising from use of the Site
• Loss arising from reliance on information on the Site without seeking independent advice
• Errors, omissions, or inaccuracies in property listings or market data
• Unavailability of the Site due to maintenance, technical issues, or events beyond our control
• Any loss arising from a property transaction not directly handled by our registered brokers

Nothing in these Terms excludes liability for gross negligence, wilful misconduct, or death/personal injury caused by our negligence.

9. Governing Law and Dispute Resolution

These Terms are governed by and construed in accordance with the laws of Brazil, specifically the laws of the State of Santa Catarina. Any disputes arising from these Terms or your use of the Site shall be subject to the exclusive jurisdiction of the courts of Florianópolis, Santa Catarina, Brazil, unless mandatory consumer protection laws in your country of residence require otherwise.

EU consumers retain the right to bring proceedings before the courts of their country of residence and may use the EU Online Dispute Resolution platform at ec.europa.eu/consumers/odr.

10. Changes to These Terms

We reserve the right to modify these Terms at any time. Changes take effect immediately upon posting to the Site. Your continued use of the Site after any changes constitutes your acceptance of the new Terms. We recommend reviewing this page periodically.
