Between 2017 and 2022, 503,580 people moved to Santa Catarina — while only 149,230 left. That net
gain of 354,350 residents gave the state the highest positive migration balance in Brazil,
according to data from the Brazilian Institute of Geography and Statistics (IBGE).
For property investors, this is not merely a demographic statistic. Population growth is one of the most reliable
predictors of sustained real estate demand — and Santa Catarina’s migration trajectory is unlike anything else in
the country.
Migration Data: How Santa Catarina Compares

The contrast with São Paulo and Rio de Janeiro is particularly notable. Both of Brazil’s largest states experienced
net population losses over the same period — driven by rising costs, congestion, and safety
concerns. Santa Catarina, by contrast, is gaining residents at a rate that no other state can match.
Florianópolis: The Primary Destination
Florianópolis — the state capital — welcomed over
84,600 new residents between 2017 and 2022, representing 15.7% of the city’s 2022 population.
Today, 39.1% of all residents in Florianópolis were born in another Brazilian state, well above the
statewide average of 24.4%.
This diversity is reflected in the city’s increasingly cosmopolitan character — from its dining and cultural scene to
the growing number of international schools, co-working spaces, and bilingual service providers.
Coastal Cities Leading the Growth
The migration trend extends well beyond Florianópolis. Several coastal municipalities are absorbing new residents at
even higher proportional rates:

These are the same municipalities where real estate activity has been most intense — indicating a direct correlation
between population inflow and property market performance.
International Migration: A Growing Factor
Santa Catarina’s foreign-born population has increased more than sixfold in just over a decade —
from 11,671 in 2010 to 72,793 in 2022. In Florianópolis alone, the share of international residents rose from 1.1%
to 2.09% over the same period.
The largest groups of foreign-born residents include:
- Venezuela — 29.22% (approx. 26,900 residents statewide)
- Argentina — 14.51%
- Dominican Republic — 4.23%
- United States — 3.96%
- Portugal — 3.87%
This growing international community creates demand not only for housing but for the infrastructure that supports it
— international schools, bilingual healthcare, and culturally diverse dining and retail. For property investors,
this trend signals a deepening and diversifying demand base that strengthens long-term market fundamentals.
Why Migration Data Matters for Property Investors
The relationship between migration and property values is well established. When more people move into an area than
leave it:
- Housing demand increases, supporting both rental yields and capital appreciation
- Infrastructure investment follows, improving the quality of life and attracting further
migration - Commercial activity grows, creating employment and supporting a virtuous economic cycle
- Rental markets tighten, particularly in desirable coastal locations where supply is constrained
by geography
Santa Catarina’s combination of strong net migration, high quality of life (HDI 0.813), and relative affordability
compared to São Paulo and Rio creates a structural tailwind that is likely to sustain property market growth for
years to come.
