    2. Apartment Features
    - Heated Floors in Bathrooms
    Heated floors are installed in all bathrooms except powder rooms.
    - Heated Wall in Closet Walls
    One wall of the bedroom is equipped with wall heating where the closet would be. This wall heating is different from floor heating, as it is intended to remove moisture from the wall.
    - Central Vacuum Infrastructure
    The internal infrastructure of the apartment is provided. The central vacuum equipment is not included and can be acquired directly from the company suggested by OUZ. - Electronic Locks
    All apartment entry doors will be equipped with electronic locks with 5 access modes (digital biometrics, password, tag, remote access via mobile, and spare key).
    - Guillotine on Entry Door
    The entry door comes embedded with a guillotine. The guillotine is excellent for acoustically attenuating noise and preventing dirt from entering the apartment from the hallway.
    - Flooring in Bedrooms
    Wood laminate flooring will be installed in the bedrooms.
    - Flooring in Apartments (excluding bedrooms)
    All apartments will have 90x90cm flooring, with 60x60cm tiles in the bathrooms.
    - Bidet Shower
    A hot/cold water point will be left next to the toilet for bidet shower installation (bidet shower not provided).
    - Charcoal Grill
    All apartments will have charcoal grills located on their balconies.

    3. MAUI's Common Areas
    a. Pedestrian and Vehicle Access
    Pedestrian and vehicular access will be through the basement. Each elevator tower has a closed hall with facial/digital system opening.

    - Sauna – Dry sauna area with glass overlooking the beach.
    - Boulevard – Open space equipped with bungalows, swings, a deck pathway with a fire place.

    - Mahalo Space II – Equipped with a complete kitchen, including cooking utensils, pots, cutlery, plates, glasses, barbecue utensils, also including all necessary appliances with a charcoal grill according to interior design.
    - Wine Bar – Space dedicated to quieter moments equipped with a beer cooler and wine cellar and all furniture according to interior design. - Open Lounge – Open-air space featuring outdoor furniture and a barbecue area for communal use.
    *All spaces will be delivered furnished and equipped. d. Basement
    Car Parking Spaces

    All apartments have 2 pre-established parking spaces, and MAUI has 3 visitor parking spaces.
    The parking spaces are pre-established as each one has the infrastructure for electric cars (with wiring) directly connected to the apartment.

    Hobby Box
    All apartments have 1 hobby box.
    Bicycle Storage
    There will be two hooks inside the hobby box for storing 2 bicycles.
    Infrastructure for Electric Cars
    All apartment parking spaces are pre-established, and each space has the provision for installing an electric car charger directly for the respective apartment. *The construction company does not provide electric car chargers.
    Surfboard Storage
    There are two surfboard storage spaces each containing two showers for equipment cleaning or resident bathing. The surfboard storage is open-air, designed as an area for use throughout the day.
    4. General Features of MAUI
    a. Key-less
    The project is designed to be key-less.
    Gate opening is triggered with a license plate reader, and conventional control can also be used.
    Access to the elevator block entrance hall will be via facial, digital, or remote system.
    Access to the apartment is through electronic locks.
    Access to common areas is through password, tag, or digital means.
    b. Acoustic Attenuation
    Double walls are located in the partitions of all apartments, in order to acoustically attenuate and increase the level of acoustic comfort of each residential unit, consisting of two layers of ceramic bricks with a layer of glass wool or rock wool between them.
    Acoustic mat between the slabs
    The walls dividing the intimate area from the living area will be composed of 2 rows of concrete blocks filled with mortar, attenuating sound transmission.
    c. Showers

    Shower heating will be provided by gas supply located in the service area, but there will be an electrical point inside the box if you want to install an electric shower.
    The shower mixer will always be on the opposite side of the shower head.
    d. Water, Gas, and Electricity Meters
    All units will have individual water, gas, and electricity meters, with each unit having its own meter with Celesc.
    e. Air Conditioning in Apartments
    All rooms in the apartments will be provided with infrastructure for installation of split-type, conventional, and/or inverter air conditioning. The electrical part, refrigeration network, and drains will be provided, leaving only the condensers and evaporators to be provided by the customer.
    f. Rainwater Harvesting
    MAUI will have a rainwater harvesting reserve located in the cistern in the basement. The aim is to use reused water
