I had a client fly in from London last week, and the first thing he said over coffee was, "James, I've been looking at listings for months and I still can't work out which neighbourhood is actually me." Honestly? I had the exact same problem when I first arrived here with my schoolboy Portuguese and zero local connections. Florianópolis isn't one market — it's a mosaic of wildly different communities spread across 436 km² with 42 beaches, coastal lagoons, and Atlantic Forest reserves. Choosing the right neighbourhood is genuinely the most important decision you'll make as an international buyer. So let me walk you through it the way I wish someone had walked me through it years ago.

North Coast — The Premium Beach Life

Jurerê Internacional

R$1.5M–R$15M | Villas, beachfront apartments

This is the island's most prestigious address, full stop. A master-planned community with wide boulevards, private beach clubs, and strict building codes that keep density low and ocean views intact. It draws high-net-worth Brazilians, European expats, and international investors — and short-term rental demand is fierce. Peak season Airbnb rates regularly exceed R$1,500 per night from December through March. The numbers don't do it justice — you need to see it.

Jurerê Tradicional

R$800K–R$4M | Houses, townhouses

Right next door but a completely different vibe — more relaxed, more family-oriented, and significantly more affordable. The beach is just as stunning, and you've got your own restaurants and shops. If you want the Jurerê postcode without the Internacional price tag, this is where to look.

Ingleses and Santinho

R$400K–R$2M | Apartments, gated community houses

Ingleses is one of the island's most visited beaches, which makes it the strongest contender for short-term rental income. Modern gated developments with pools and security are standard. Santinho, the next beach north, feels more exclusive with its archaeological sites and the Costão do Santinho resort. Both neighbourhoods historically deliver 6–8% net Airbnb yields.

Canasvieiras and Cachoeira do Bom Jesus

R$350K–R$1.5M | Apartments, houses

These are well-established tourist zones, hugely popular with Argentine and Uruguayan visitors. You get solid rental returns and lower entry prices, though the premium feel sits below Jurerê or Santinho.

East Coast — Culture Meets Nature

Lagoa da Conceição

R$1M–R$8M | Lakefront houses, hillside villas, apartments

Lagoa is the cultural heartbeat of Floripa. A massive coastal lagoon, watersports everywhere, streets lined with restaurants and artists' studios — it's bohemian, cosmopolitan, and endlessly vibrant. This is consistently where European and North American expats, digital nomads, and creative types gravitate. I get it. It's magnetic.

Barra da Lagoa

R$500K–R$2.5M | Houses, pousadas, small apartments

A traditional fishing village turned charming neighbourhood with canal-side living and proper surf culture. Popular with younger buyers who want something authentically Brazilian rather than resort-style.

Joaquina

R$600K–R$3M | Houses with large plots

Famous dunes, world-class surf break, and a quieter pace than Lagoa. Large residential plots with a genuine connection to nature — and exceptional value relative to the location's prestige.

South Coast — Where the Growth Is

Campeche

R$800K–R$6M | Houses, apartments, new developments

Look, I'll be straight with you — Campeche is the investment story I keep coming back to. A 7 km beach, views of Campeche Island, and premium new developments are drawing investors who see it as the next Jurerê at a fraction of the price. Annual appreciation has historically run at 12–15%, making it one of the strongest picks on the island. This isn't theory — I live here. I watched the sun set from Campeche and knew this was home.

Novo Campeche

R$600K–R$3M | New apartments and townhouses

Brand-new developments with rooftop pools, coworking spaces, and eco-friendly design. It appeals to younger professionals and investors after modern living at competitive prices.

West Coast — Seclusion With Views

Cacupé

R$2M–R$10M | Hillside villas, waterfront estates

The island's most exclusive residential enclave. Sweeping North Bay views, mature Atlantic Forest, private pools, docks — the works. Just 15 minutes from central Floripa, so you get seclusion without isolation. If you're after a trophy property, this is where to find it.

Central — City Living, Island Style

Centro and Beira-Mar Norte

R$800K–R$4M | High-rise apartments, penthouses

If you prefer walkable urban life — restaurants, culture, the waterfront promenade — Centro delivers the most cosmopolitan feel on the island while you're still surrounded by water.

Inland — Green and Spacious

Rio Vermelho

R$1.5M–R$7M | Large houses in gated communities

The premier inland choice for families wanting space, security, and nature. Twenty minutes from the airport, fifteen from downtown. Gated communities with 24-hour security and green spaces are the norm here.
